Due to a historic legal settlement announced by the National Association of REALTORS® (NAR) in March 2024, starting August 17, 2024, participating Multiple Listing Services (MLSs) will no longer be allowed to display Buyer's Agent Compensation offers.
After this date, seller's agents who list properties for sale may want to post Buyer's Agent's Compensation offers on their own websites instead of their local MLS.
In the US real estate market, buyers are usually represented by an agent, known as the Buyer's Agent. These agents typically earn a commission, which is negotiable and can vary for each property.
Traditionally, seller's agents would list the Buyer's Agent's Compensation (also called commission, or "BAC") for each property in the local MLS. For example, a listing might show "Buyers Agent Compensation: 2.5%".
