NAR Rules For IDX Property Listings

As of February 28, 2022, certain MLS boards are enforcing rules and requirements set forth by NAR.

The rules effect how IDX property listings may be displayed on your website.

NAR Internet Data Exchange (IDX) Policy, Policy Statement 7.58

In certain MLS boards, listing broker firm, phone and/or email may be displayed on IDX listing thumbnails and IDX listing detail pages.

This is in compliance with your MLS board's implementation of NAR policy adopted November, 2021.

When possible, we place these details on the bottom of property detail pages. Most MLS’ require these details in the top quarter of the page.

Policies Applicable to Participants' IDX Websites and Displays

"12. An MLS Participant's IDX display must identify the listing firm, and the email or phone number provided by the listing participant in a reasonably prominent location and in a readily visible color and typeface not smaller than the median used in the display of listing data."

As of February 28, 2022, in certain MLS boards, the Buyer Agent Compensation data field must be displayed on all IDX property listings.

NAR announced that all MLSs have the option to display the data field; Some MLS boards require it.

No action is required by agents or brokers. The data field will be displayed automatically.

NAR MLS Policy Statement 8.8: Display of Listing Broker’s Offer of Compensation

MLSs must include the listing broker’s offer of compensation for each active listing displayed on its consumer-facing website(s) and in MLS data feeds provided to participants and subscribers and must permit MLS participants or subscribers to share such information through IDX and VOW displays or through any other form or format provided to clients and consumers. The information about the offer of compensation must be accompanied by a disclaimer stating that the offer is made only to participants of the MLS where the listing is filed.

NAR MLS Policy Statement 8.8: Requiring Disclosure of Buyer Agent Compensation

IDX websites must display buyer agency compensation and a disclaimer URL on the public-facing listing display.
